22-lot Mount Rascal subdivision proposed
The rapidly expanding Mount Rascal area could soon be home to yet another subdivision, with Toowoomba Regional Council recently receiving a development application for 22 rural residential lots.

The Reconfiguring a Lot application was submitted by Precinct Urban Planning on behalf of applicant Watcon Building Group Pty Ltd.
The application proposes reconfiguring three lots on Postle Street, Mount Rascal totalling 11.17 hectares (27.6 acres) into 22 rural residential lots ranging from 4,003m2 to 9,659m2, with an average lot size of approximately 4,640m2.
A planning report submitted as part of the application says the parcel of land is vacant rural land used historically for grazing purposes.
“The site has primary frontage to Postle Street being a formed road and secondary frontage to Cramp Road which is unformed... this road will not be constructed as part of this development.” the planning report says.
“All lots will take access via a new road (cul-de-sac) off Postle Street.
“Proposed Lots 2 – 18 will have vegetation covenants in the rear portion of the lots for the protection of mapped koala habitat areas.
“These covenants range in area from 244m2 to 6,687m2 with a combined area of 29,688m2.
The planning report said all proposed lots will be connected to Council’s reticulated water supply as well as electricity and telecommunications networks servicing the area.
“Proposed lots will rely on individual wastewater disposal facilities,” it said.
No public notification is required as part of the application process.
Bushfire Management, Ecological Assessment and Engineering Infrastructure reports as well as a Stormwater Management Plan were all submitted as part of the application
Applicant Watcon Building Group is the developer behind the 26-lot Willow Brae estate in Top Camp which is currently being developed.
