Clifton’s newest estate for sale

Already approved for development into 40 lots, the aptly named ‘Raceview Estate’ on the northern edge of town was put up for sale recently.

Developers are sizing up the potential of Raceview Estate in Clifton.

Two local Clifton agents, Jules Coutts of Webster Cavanagh Rural and Ian Brady of Nutrien Harcourts Clifton have the land jointly listed and are conducting a national campaign to attract attention.

The 10.13 hectare site has been approved for 40 residential lots by Toowoomba Regional Council.

It also comes with a 9 ML Main Range Volcanic Water irrigation licence.

Agent Jules Coutts said within the first few days there has already been interest from potential buyers.

“We’ve received good inquiry from across eastern Australia because of the attractive opportunity for sale,” Ms Coutts said.

She said buyers have shown particular interest because there is no other residential land for sale in Clifton.

Ian Brady shared a similar sentiment.

“There’s not a single house block vacant in Clifton,” he said.

“We need the right buyer for Clifton and its future needs.

“The sooner we can sell the property and have it developed, the better it will be for the community.”

Mr Brady said the Toowoomba Region’s growth plan shows Clifton increasing by 250 homes and 500 residents by 2051 and the development of the Raceview Estate will go a long way towards that target.

The land is bordered by Gannan Street, Clark Street, Weidman Road and the Clifton Recreation Ground, where the Raceview name comes from.

The development will have access from Sandys Road, a new looped road that is accessed via Gannan Street.

Lots range in size from 800m2 to 1,249m2 plus larger lots from 3,236m2 and two lifestyle lots at 14,683m2 and 18,968m2.

Expressions of interest close on 17 April 2024.
