Gin distillery proposed for Clifton
Toowoomba Regional Council has received a development application proposing to construct an alcohol distillery, producing primarily gin, and a self-storage facility.

The proposal, submitted by Precinct Urban Planning on behalf of applicant Tyson Acquisitions No. 3 Pty Ltd, is for 5 Opportunity Court, Clifton.
The 5,274m2 site currently consists of a warehouse and is situated in Clifton’s industrial area.
The planning report submitted as part of the application said the development application seeks approval for a Development Permit for Material Change of Use for a Warehouse and Special Industry on the site.
“The proposed Warehouse use will be utilised as a self-storage facility providing both indoor and outdoor storage opportunities,” the planning report said.
“The proposed outdoor storage (underneath the proposed igloo structures) will provide opportunities for the storage of larger goods and equipment as well as vehicles, trailers, etc.
“The proposed Special Industry use will utilise 2-3 bays (up to 300m²) of the existing industrial building for an alcohol distillery producing primarily gin, with the potential to produce other white spirits in the future.
“The proposed distillery will produce up to 200,000 litres of alcohol per annum for sale at external premises in Clifton, Toowoomba and other locations within the region.
“The proposed development will be under-taken in stages.
“The use of the existing industrial shed and Stages 1A and potential 1B are intended to commence immediately, with the subsequent stages being developed as demand arises.”
The development proposes to place/erect 11, 40ft and 12, 20ft shipping containers and 11 ‘igloo’ structures.
“The proposed development will be of single storey construction with a maximum building height of 7.5m from natural ground level, “ the planning report said.
“The proposed use will open to visitors from 6am to 10pm Monday to Sunday.
“Based on similar operations in the locality, it is expected that the use will generate 1-2 visitors per day.”
The report says the distillery portion of the development will initially have two employees, with the potential to increase to five to seven employees, and operate 7am to 5pm Monday to Friday.
According to online records, 5 Opportunity Court sold in December last year for $440,000.
