Mt Rascal 10-lot subdivision proposed

Steinmuller Property Pty Ltd has submitted a development application to Toowoomba Regional Council requesting to create a 10-lot subdivision at Mount Rascal.

The land in question, at 192-194 Postle Street, Mount Rascal,  94,450m2 (23.34 acres) in size and is currently three lots.

Alpha Planning Applications submitted the application on behalf of owner Steinmuller Property Pty Ltd.

Five of the ten lots are proposed to be an acre in size, 4000m2, one an acre and a half, two measuring two acres and the final two will be over two hectares each (one under and one over six acres).

The two, two-hectare lots are positioned in the north and north-west of the subject land.

Two access easements are also proposed as part of the application.

The planning report submitted as part of the application states that the subject site is currently unimproved with access obtained via an existing gravel driveway crossover to Postle Street.

“The majority of the site has been historically cleared of significant stands of vegetation with only a small section of the south-west corner of the site and the northern section of the site retaining/containing areas of remnant vegetation,” the report said.

Over the past few years, Mount Rascal has developed from being an agricultural area into becoming more of an outer suburb of Toowoomba populated by rural residential properties.

The site of the proposed development lies within the rural residential zone, which requires lots to be at least 4,000m2.

From the 2011 Census to the 2021 Census, Mount Rascal’s population increased from 271 to 393, a jump of 45 per cent.

Over the past three years, the population has likely maintained its growth as homes are being built in newly developed estates such as the 200-plus lot Aurora Hill.
